Passive systems, which rely solely on natural pressure differentials, often fall short in maintaining radon levels below the EPA’s recommended threshold.
Our process involves a detailed assessment of your current setup, identifying optimal locations for fan integration and monitoring components. By installing a high-efficiency, higher suction fan radon fan, we enhance airflow and create a controlled negative pressure environment beneath your property’s foundation, actively drawing out radon gas.
Following installation, we conduct comprehensive testing to confirm that the newly activated system is operating effectively and meeting safety standards.

Activating A Passive Radon Mitigation System
Many homes in the Northwest are already equipped with passive radon systems, often installed during the construction phase. Our activation process begins with an inspection of your existing system, including the piping, electrical components, and any necessary modifications to follow compliance with local building codes and radon protocols.
The State of Washington has requirements on new construction homes:
- Homes built after 1993 without a crawl space are required to have a passive system installed.
- Homes built after 2007 with or without a crawl space are required to have a passive system installed.
Basement Or Sub-Slab Systems
For basement or sub-slab systems, we install a 125-watt or larger radon inline fan, either in the attic or on the roof, connected to the existing riser. After installation, we conduct a follow-up test using a Continuous Radon Monitor (CRM) over 2-3 days, following EPA guidelines, to verify that radon levels are below the recommended 4.0 pCi/L threshold. If the levels are acceptable, our technicians will permanently mount the fan in the attic and conduct a full inspection of the entire system including the vapor barrier with electrical work completed by a licensed electrician if needed.
In cases where radon levels remain elevated, we provide a customized plan to retrofit the system for optimal performance. This will involve reusing the fan from the passive system, ensuring cost efficiency for the homeowner.
Crawlspaces
For crawlspace (sub-membrane) systems, activation requires more materials and labor. We perform a full inspection of the vapor barrier, ensuring proper coverage and addressing any gaps or tears. Corrugated piping is installed in each bay of the crawlspace, and all exposed areas are covered to secure the barrier. Following this, the same activation steps used for sub-slab systems are applied, with additional costs varying based on the crawlspace size and accessibility.
