Sub-Membrane Depressurization (SMD): We employ SMD systems for areas where a foundation slab is absent, such as crawl spaces.

Overview of Washington’s Appendix F: Radon Control Methods

Washington’s Appendix F of the state building code mandates radon control measures for new construction in areas identified as having high radon potential. This section is a part of the Washington State Residential Code, specifically designed to reduce indoor radon levels to maintain safe living conditions for homeowners.

Appendix F requires builders in high-risk counties, such as Clark, Spokane, and Okanogan, to implement radon-resistant construction techniques. These measures typically include the installation of sub-slab depressurization systems, vapor barriers beneath foundation slabs, and proper sealing of foundation joints and utility penetrations​. Additionally, unvented crawl spaces are prohibited in these high-radon areas unless specific ventilation systems are used to mitigate radon accumulation.

For builders outside high-radon zones, the code provides guidelines for when and how radon control measures should be voluntarily integrated, especially in cases involving unvented crawl spaces. The requirements outlined in Appendix F aim to align with EPA recommendations and state data to effectively reduce radon exposure risks​.

Builders should also familiarize themselves with the NRPP’s Radon Testing standards. Common issues involve conducting radon testing when closed housing conditions are not yet ready. We recommend conducting radon testing at the stage in the building process just before it is move-in ready in order to properly test for radon and receive the occupancy license.
