LONG-Term protection For new Homes
Radon-Resistant
New Construction for Residential Properties
Building a new home is a significant investment, and protecting it against radon is essential. With thousands of new construction jobs completed in residential properties, our radon-resistant new construction services (RRNC) provide reliable protection from harmful radon gas right from the ground up. As Washington state was one of the first states to adopted RRNC, ART followed suit by developing mitigation techniques that are guaranteed to reduce radon and we specialize in site specific radon systems.
With our 50 years of design engineering experience, we are able to use the native soil in our systems with ideal placement of perforated pipe resulting in a cost effective design for builders that works at a high standard for homeowners.
Partnering with Builders for Superior RRNC Solutions
Technical Excellence in Radon-Resistant Construction
We integrate proven radon mitigation techniques, including sub-slab depressurization (SSD) and Sub Membrane depressurization (SMD) system, which involve placing a network of perforated piping beneath the foundation slab or vapor barrier. This system actively draws radon gas from beneath the structure and vents it safely above the roofline, preventing accumulation inside the home.
With 30 years of new construction experience, we offer expertly tailored radon mitigation systems that address the specific needs of every property. This personalized approach guarantees that each mitigation system is designed for maximum efficiency in reducing radon levels and improving indoor air quality.
Our team has the knowledge and skills to design and install reliable, high-quality radon mitigation systems that are custom-fit for each property’s layout and environment, providing property owners peace of mind.
Not only are we the only accredited radon laboratory in the Pacific Northwest, but we are also fully certified with NRSB and NRPP in Radon Measurement.
Overview of Washington’s Appendix F: Radon Control Methods
Washington’s Appendix F of the state building code mandates radon control measures for new construction in areas identified as having high radon potential. This section is a part of the Washington State Residential Code, specifically designed to reduce indoor radon levels to maintain safe living conditions for homeowners.
Appendix F requires builders in high-risk counties, such as Spokane, Stevens, Pend Oreille, and Clark to implement radon-resistant construction techniques. These measures typically include the installation of sub-slab depressurization systems, vapor barriers beneath foundation slabs, and proper sealing of foundation joints and utility penetrations. Additionally, unvented crawl spaces are prohibited in these high-radon areas unless specific ventilation systems are used to mitigate radon accumulation.
For builders outside high-radon zones, the code provides guidelines for when and how radon control measures should be voluntarily integrated, especially in cases involving unvented crawl spaces. The requirements outlined in Appendix F aim to align with EPA recommendations and state data to effectively reduce radon exposure risks.
Since the current code now requires clearance radon testing, builders should familiarize themselves with the NRPP’s Radon Testing standards. Common issues involve conducting radon testing when closed housing conditions are not yet ready. We recommend conducting radon testing at the stage in the building process just before it is move-in ready in order to properly test for radon and receive the occupancy license.
These codes ensure that new homes are built to minimize radon risks and maintain indoor air quality standards, ultimately protecting residents and enhancing long-term health outcomes. Radon testing must be conducted after the blower door test has been completed and the home is move-in ready to properly test for radon and receive the occupancy permit.
